Use of RentThyme

RentThyme provides property management tools for portfolios, tenants, leases, rent charges, maintenance, documents, vendors, messages, reporting, and audit history. Users must provide accurate information and use the platform only for lawful property-management purposes.

Account responsibilities

• Users must keep login credentials secure and must not share passwords.
• Company administrators are responsible for staff access, permissions, and removing users who no longer need access.
• Staff users may only use the pages and actions authorized by the administrator.
• Tenants may only access information connected to their own tenancy or documents shared with them.

Tenant, lease, payment, and maintenance records

Landlords and property managers are responsible for the accuracy of property, tenant, lease, charge, maintenance, vendor, and document records. RentThyme does not replace legal, accounting, tax, or real estate professional advice.

Uploaded documents and communications

Users must not upload malicious files, unlawful content, or documents they are not authorized to store or share. Messages, maintenance notes, tenant performance records, lease notices, and uploaded documents should be accurate, professional, and limited to legitimate rental-management purposes.

Payments and third-party services

Payment processing, WhatsApp/SMS verification, email delivery, document storage, and other integrations may be provided by third parties. Those providers may have their own terms and privacy notices. RentThyme should not store full banking credentials unless handled through a secure payment provider.

Prohibited activities

• Unauthorized access, scraping, tampering, or attempts to bypass role permissions.
• Fraudulent applications, false payment records, or misleading tenant/landlord information.
• Uploading malware, illegal content, or documents containing personal data without authority.
• Harassment, discriminatory conduct, or misuse of tenant performance or maintenance records.

Service changes and availability

RentThyme may update, improve, restrict, suspend, or discontinue features as needed for security, compliance, maintenance, or product changes.

Platform role, billing, listings, and integrations

RentThyme is cloud-based software for self-service rental administration. It does not act as a real estate dealer, broker, agent, property manager, attorney, bank, escrow holder, credit bureau, insurer, repair provider, or professional adviser. Subscriptions and billing are governed by the Refund & Cancellation Policy. Marketplace use is governed by the Marketplace Listing Terms. User submissions are governed by the User Content & Listing Accuracy Policy. Integrations are governed by the Third-Party Services & Integrations Policy.

Privacy

Use of RentThyme is also governed by the Privacy Policy. By creating an account, users acknowledge the applicable terms and privacy notice version shown at signup.
