RentThyme is a cloud-based software platform for self-service rental administration. This page explains what RentThyme does and does not do.
What RentThyme is
RentThyme provides software-as-a-service tools for rental administration, tenant communication, document management, maintenance coordination, payment recordkeeping, reporting, tenant screening workflows, and Marketplace listing workflows.
RentThyme is a technology platform. It helps users organize their own rental operations; it does not take over those operations for them.
What RentThyme is not
- RentThyme is not a real estate dealer, broker, salesman, agent, appraiser, auctioneer, attorney, property manager, bank, escrow holder, trust account, credit bureau, insurer, repair contractor, inspector, or security provider.
- RentThyme does not manage properties, tenants, rent, repairs, inspections, leases, negotiations, evictions, notices, showings, or viewings on behalf of users.
- RentThyme does not procure tenants or properties for users and does not decide who should rent, lease, buy, sell, approve, decline, or occupy a property.
Marketplace role
Marketplace is self-service listing technology. Listing owners create and control their own listings, photos, availability, rent amounts, inquiries, viewings, screening decisions, lease terms, deposits, and tenant communications. RentThyme does not own, inspect, show, lease, negotiate, verify, or guarantee listed properties.
Jamaica-aware responsibilities
Users are responsible for determining whether their activities require licences, registrations, approvals, tax filings, data protection steps, professional advice, or other legal compliance in Jamaica or any other place where they operate. This includes Jamaican real estate licensing obligations and obligations under the Jamaica Data Protection Act where applicable.

These plain-English definitions explain how common terms are used across RentThyme's pages and policies.
- Account Owner
- The person or business that registers and controls a RentThyme account and is responsible for the records, users, and activity within it.
- Landlord
- A user who owns or is otherwise entitled to rent out property and uses RentThyme to administer their own rentals.
- Property Manager
- A user who administers rentals on behalf of an owner. Property managers are responsible for their own authority, licensing, and compliance for that activity.
- Tenant
- A user who occupies or is associated with a tenancy and uses RentThyme to view their own rental information, communicate, and manage documents shared with them.
- Applicant
- A prospective tenant who submits an inquiry or application through a listing or workflow operated by a Listing Owner.
- Marketplace Listing
- A rental advertisement created, published, and maintained by a Listing Owner using RentThyme's self-service listing tools.
- Listing Owner
- The landlord, property manager, or authorized user who creates and is responsible for a Marketplace Listing.
- Screening Report
- A decision-support summary of applicant information organized for the user's own assessment. It is not a credit bureau report or an approve/decline instruction.
- User Content
- Information, text, records, images, messages, and other material that users enter into or upload to RentThyme.
- Personal Data
- Information relating to an identified or identifiable individual, as understood under applicable data protection law, including the Jamaica Data Protection Act.
- Uploaded Documents
- Files such as leases, receipts, notices, identification, or other documents that users store or share through RentThyme.
- Service Provider / Vendor
- A third party, for example a contractor, repairer, or supplier, that a user selects and instructs. RentThyme provides tools to coordinate and record this work but does not provide the service itself.
